For Penthouse design projects that proceed to construction with our team, a construction value of THB 5 million or more may qualify for a design fee credit of up to100%



Eligibility depends on the contract value, scope and project details,

as stated in the quotation and contract.

and BOQ using the project information

so you can see how the budget is allocated.

Displayed prices are starting fees and may not include:

• VAT
• Loose Furniture
• Imported Furniture
• Appliances
• Smart Home / Special Systems
• Structural or specialist systems work
• Building management charges
• Additional work outside the agreed scope

Actual inclusions and exclusions are stated in the quotation for each project.



FAQ

Are design fees charged per square metre?

Fees reflect the actual design area, scope and level of detail. We propose a project fee rather than relying solely on a per-square-metre rate.

Can I commission design only?

Yes. You can choose Design Only without appointing Penthouse for construction, including selected-zone design through Design Direction. Built-in work forms part of a project, not a separate small-cabinet or furniture service.

Do you build from another company’s drawings?

No. We undertake construction only for projects designed by Penthouse Design Group, so that detailing and quality can be followed through from drawings to the site.

Does THB 1.5 million cover

the whole project?

No. It is an initial budget threshold for considering construction enquiries. Actual pricing depends on the area, design, materials, quantities and site conditions. It does not apply to Design Only.

Can the design fee be credited

towards construction?

Eligible projects may receive up to 100% Design Fee Credit towards construction, subject to the stated terms.

Do you accept projects outside Bangkok?

We currently accept projects in Bangkok and its surrounding metropolitan area (Nonthaburi, Pathum Thani, Samut Prakan, Samut Sakhon and Nakhon Pathom) so our team can regularly inspect the site and maintain quality from design through handover. Please share your project location so we can confirm the service area before planning begins.
